Joshua Strauss is an executive managing director with Newmark Knight Frank, specializing in landlord and tenant representation in the New York Metropolitan area and key urban markets throughout the U.S. Mr. Strauss has worked extensively in representing major national and international retailers, such as BCBGMAXAZRIA, Citibank, Dita, DreamWorks, Equinox Fitness, FedEx Office, Helmut Lang, IRO, Lalique, The Limited, Lionsgate, NBCUniversal, Pret a Manger, Theory, Vera Wang and Warner Bros. Among his many accomplishments as a tenant representative, he assisted Discover in its leasing of 13,000 square feet at 1530 Broadway; Grand Ole Opry in its leasing of 20,000 square feet at 1604 Broadway, where he also represented the landlord; Pret a Manger in its leasing of 20 locations in New York City; Custo Barcelona in its leasing of 16 locations throughout the U.S; and Zadig & Voltaire in acquiring 10 new store locations throughout the U.S. Mr. Strauss is currently assisting several entertainment retail concepts, including DreamWorks, National Geographic, NBCUniversal, Mattel and Warner Bros., with their real estate requirements. During his career as a retail specialist, Mr. Strauss has also represented many prominent landlords in New York, including AFI USA, CIM Group, Fisher Brothers, Magnum Realty, Pan Am Equities, Reckson Associates, Related Companies, RFR Realty, SJP Properties, The Trump Organization and The Witkoff Group. Significant transactions completed on their behalf include the leasing of a 40,000-square-foot space at 1501 Broadway to Hard Rock Café. He also secured Tom Ford as the flagship tenant at 845 Madison Avenue and leased 3,922 square feet to Emilio Pucci and 2,000 square feet to Bottega Veneta at that location, for their Madison Avenue flagships. Other landlord clients include Howard Hughes Development Corp., which Mr. Strauss represented in its repositioning and leasing of 150,000 square feet at The Seaport District. This space included 60,000 square feet leased to Jean George for a market and restaurant, 25,000 square feet leased to 10 Corso Como for its first U.S. store and 10,000 square feet leased to Momofuku. Mr. Strauss was also responsible for the leasing of 20,000 square feet to Under Armour at 583 Broadway, for the brand’s flagship store; 13,000 square feet to Banana Republic at 2373 Broadway; and 10,000 square feet to Tory Burch at 153 Mercer Street. At the Times Square Building, Mr. Strauss represented AFI USA in the repositioning and leasing of more than 180,000 square feet of newly created retail space. This included 75,336 square feet leased to Bowlmor Lanes and 60,000 square feet leased to Discovery TSX, which Mr. Strauss also represented in the transaction . The leasing team’s efforts earned the Real Estate Board of New York’s (REBNY’s) 2009 Most Creative Retail Deal of the Year Award. Mr. Strauss joined Newmark Knight Frank in 2019, after parent company Newmark Group, Inc., acquired RKF. Prior to RKF, he was a top performer at Insignia/ESG (now CBRE). He is a current REBNY member.
