Marc Frankel’s career includes broad and varied experience comprising retail and restaurant site selection, market entry strategy, development team management, portfolio management, owner representation and retail operations management. He has been recognized for his expertise in these areas, heading up either national or regional development for some of the world’s top global and national brands including McDonald’s, Chipotle, California Pizza Kitchen, Rite Aid and Marriot Corporation. In addition, Mr. Frankel has worked for some of New York’s most dynamic and demanding landlords including The Parish of Trinity Church, Sylvan Lawrence and Prudential Equities. Mr. Frankel’s results-oriented work ethic is evidenced in his accomplishments for firms such as Chipotle, Pret A Manger and California Pizza Kitchen. At Chipotle, Mr. Frankel created and managed their metro New York market entry strategy, resulting in the production of 21 units and over $50 million in annual sales in less than two years. Heading up the account for the London-based Pret A Manger, Mr. Frankel doubled the chain’s U.S. presence to 21 units and helped launch the company’s entry into two new cities. While heading east coast development for California Pizza Kitchen, Mr. Frankel successfully negotiated its first full-size flagship restaurant located on Park Avenue South’s restaurant row. Mr. Frankel began his real estate career heading up both new unit development and portfolio management for McDonald’s Corporations’ Northeast portfolio, where he was responsible for all new units, re-acquisition, disposition and co-development activities for a portfolio of over 800 properties in five states. In addition to exceeding all projected income and profitability targets, Mr. Frankel re-negotiated, re- positioned and re-built their New York Financial District portfolio post 9/11 to both assure continuity of the brand and position McDonald’s for immediate and long-term success. On the landlord side, as assistant director of leasing for Trinity Church, Mr. Frankel’s knowledge and experience in merchandising, traffic pattern analysis and co-operative retail generation were all instrumental in the phased conversion, marketing and leasing of 6 million square feet of former industrial space into the dynamic office and retail area now known as Hudson Square. In his work with Sylvan Lawrence Company, Mr. Frankel was instrumental in the re-positioning of 100 William Street’s retail, replacing an outdated roster with Starbucks, Citibank and FedEx. Mr. Frankel earned his bachelor’s degree in Legal Studies from the State University of New York at Buffalo. He is a member of the International Council of Shopping Centers, the Real Estate Board of New York and has completed his CCIM designation coursework on both Real Estate Financial Analysis and Market Analysis.
